?I hear the market is coming back, is now a good time to consider putting my home on the market?? I get this question a lot. You may be hearing the same thing, and you are likely seeing more SOLD signs in your neighbors? yards. They are signs of the best spring market we have seen in years.

There is a bit of pent up demand from people who have been on the fence about making a move. Buyers and sellers alike have been waiting for a sign that NOW is the time to jump into the market. This spring we have seen plenty of multiple offer situations, and a new mindset that people are just tired of waiting for something to change, and it?s time to move on with life.

There are several factors that should play into your decision to try the market now versus waiting. First of all, with more sales of traditional homes (home sales without a bank involved) we should see appraisal issues decline as appraisers will now have more sold inventory to use in their valuations.

This is a very positive thing for the market moving forward as appraisers had been forced to used short sale and foreclosure inventory sales in their valuations over the past few years because in some areas this type of sale made up almost 50% of all home sales.

Lack of traditional sale inventory seems to be one of the main drivers of this spring?s real estate awakening. With many sellers receiving offers and needing to time the closing of their next home, considering a purchase of a short sale or foreclosure home isn?t an option as banks won?t accept offers contingent upon the successful closing of your home.

The other driving force this spring is definitely the record low interest rates. The rates right now are unbelievable and sellers with equity are quickly realizing how much more of a home they can move up to and are pricing their homes more accurately to sell in a timely fashion.

We aren?t completely out of the woods just yet as we still have a lot of foreclosure and short sale inventory in the pipeline and many sellers I have been meeting with are still in negative territory on the equity needed to sell.

As we work our way out of the housing crisis we will see peaks and valleys of strong and slow home sales. For right now, it?s good news for every homeowner that we have finally seen an awakening in the real estate market this spring. It?s definitely a sign of better days ahead!
